What Can I Expect?

Standard Home Inspection

A home inspection is typically conducted with the purchase or sale of a home. Increasingly common, many homeowners will get an inspection for home maintenance purposes or even as a pre-sales inspection if they are considering listing in the future. A standard home inspection will visually evaluate the condition of the home’s heating system, cooling system (temperature permitting), interior plumbing and electrical systems, roof, attic, walls, ceilings, floors, windows, doors, the homes foundation, basement and structural components.

Our inspectors have been extensively trained on American Society of Home Inspectors (ASHI) Standards of Practice and Code of Ethics, and are certified by Inspection Certification Associates (ICA). Additional details can be found at ashi.com.

Termite/ Wood Destroying Organism (WDO) Inspection

A termite/WDO inspection is a licensed evaluation of a home’s accessible wood components to identify active termites, past damage, and conditions that could lead to future infestations, including moisture issues and other wood‑destroying pests. These inspections are essential because termites and WDOs can cause significant, often hidden structural damage. A WDO inspection helps catch problems early, protects buyers and homeowners from unexpected repairs, documents the home’s condition for real estate and lending purposes, and highlights moisture conditions that attract pests—ultimately safeguarding the property and supporting confident decision‑making.

Complimentary Services

In addition to a standard inspection, Porter Property Inspections provides drone services and a whole‑home infrared camera walk‑through at absolutely no added cost. Our inspectors are fully licensed and Part 107 Certified to operate drones, allowing us to safely and accurately assess hard‑to‑reach exterior areas that aren’t accessible from the ground. Infrared imaging adds another layer of protection by helping identify potential issues—such as temperature irregularities, electrical concerns, moisture intrusion, and insulation deficiencies—that might otherwise go unnoticed.
